Pricing Policies

Despite the high level of design energy, the fees charged by RML Design are highly competitive. The pricing for specific project types is as follows:


I. Custom Home Plans

Description- A new plan designed specifically for a client which did not exist before.

FEES

1.  DESIGN FEE
This fee is paid up front before work begins. This covers the schematic or design phase of the project. This is a one-time fee and does not need to be repaid if the project requires more than one round of schematics. The Design Fees are not included in the construction document fees.

0-2000 SQ. FT.                    = $500.00
2000-3000 SQ. FT.              = $600.00
3000-4000 SQ. FT.              = $700.00
4000 and over                    = by proposal

2.  CONSTRUCTION DOCUMENT FEE

This fee is based on the number of finished square feet above grade. Although our drawings include garage, basements and decks, our fees are based only on the finished above grade square footage.  In the case of a rambler with two basements, the upper basement will be included in the square footage charged.

FEE $1.50  Per Square Foot

3.  ENGINEERING FEES

Most cities require structural engineering. Although RML Design does not perform this service RML will coordinate the completion of this work. THE FEES THE ENGINEER WILL CHARGE ARE NOT INCLUDED IN FEES CHARGED BY RML.

  • OTHER COSTS

Sometimes certain cities or site conditions require additional services such as surveying, civil engineering, soils engineering, etc.  These expenses are not included in fees charged by RML.

  • ADDITIONAL PRINTS

RML Design includes 6 sets of plans with our service, additional prints are available for a reasonable fee.

  • BONUS ROOMS AND DETACHED GARAGES

Bonus rooms and detached garages can create additional fees

 

  • REGULATORY HOA OR CITY ENVIRONMENT

Certain municipalities or HOA structures will require additional fees

Note About Payment

  • THE DESIGN FEE IS NOT REFUNDABLE UNDER ANY CIRCUMSTANCES EVEN IF THE CLIENT CANCELS THE PROJECT AFTER THE SCHEMATIC HAS BEGUN.
  • A RETAINER OF THE DESIGN FEE WILL BE REQUIRED BEFORE PROJECT BEGINS.
  • APPROXIMATELY 33% OF THE REMAINING BALANCE WILL BE DUE WHEN SCHEMATIC DRAWINGS ARE DONE.
  • THE NEXT 33% WILL BE COLLECTED WHEN THE PRELIMINARY PLANS ARE APPROVED.
  • THE FINAL 33% WILL BE COLLECTED WHEN FULL DESIGN PLANS ARE APPROVED

II. LUXURY HOME PLANS

A Home may qualify as a luxury home plan if it has one or more of the following characteristics

  • Is very large in scale- over 4000 sq. ft.
  • Unusual construction type
  • Requires extraordinary detailing or interior elevations
  • Is set on a difficult or highly complicated site which requires complexities in the home or site planning
  • Unusual architectural features which require documentation
  • A highly experimental design process 

FEES

1.  DESIGN FEE

FEE- BY PROPOSAL

2.  CONSTRUCTION DOCUMENT FEE

This fee is based on the number of finished square feet above grade. Although our drawings include garage, basements and decks, our fees are based only on the finished above grade square footage.  In the case of a rambler with two basements, the upper basement will be included in the square footage charged.

FEE $2.00 - $3.00 PER SQUARE FOOT

3.  ENGINEERING FEES

Most cities require structural engineering. Although RML Design does not perform this service RML will coordinate the completion of this work. THE FEES THE ENGINEER WILL CHARGE ARE NOT INCLUDED IN FEES CHARGED BY RML.

  • OTHER COSTS

Sometimes certain cities or site conditions require additional services such as surveying, civil engineering, soils engineering, etc.  These expenses are not included in fees charged by RML.

  • ADDITIONAL PRINTS

RML Design includes 6 sets of plans with our service, additional prints are available for a reasonable fee.

  • BONUS ROOMS AND DETACHED GARAGES

Bonus rooms and detached garages can create additional fees

Note About Payment

  • THE REMAINING FEES ARE DUE WHEN FULL DESIGN PLANS ARE APPROVED

III. MODIFIED STOCK PLANS

Description- A new plan designed specifically for a client which did not exist before.

FEES

1.  CONSTRUCTION DOCUMENT FEE

This fee is based on the number of finished square feet above grade. Although our drawings include garage, basements and decks, our fees are based only on the finished above grade square footage.  In the case of a rambler with two basements, the upper basement will be included in the square footage charged.

FEE $0.75  Per Square Foot

2.  ALTERATION FEE
This is the cost of modifying the plan to meet the client’s unique requirements
Very Minor Alterations will not be charged

FEE = SQUARE FOOTAGE  X  % MODIFIED  X  $1.50

IV. STOCK PLANS

V. MULTIPLE FAMILY HOUSING

Description- Duplexes, Apartment, and condominiums.

FEES

1.  Original unit design

Fees would be the  same on the first unit for a custom home. See Custom Design. There would be a separate fee for each new unit type.

2.  Altered Unit design
If one unit is similar to another unit then the altered unit would be the same as a modified stock plan. See Modified Stock Plans.

3.  Building Assembly Fees
Merging one or more types of units together into a new building requires new documentation. For example if there were one new unit repeated into a fourplex this would be the fee for documenting the remaining three units after the first is completed.

FEE $0.35  Per Square Foot

4.  Royalty Fees
If you are repeating an existing building type and you don’t require any additional documentation and all you need is permission to repeat the use of the same plans again, then only the royalty fees will apply. Royalty Fees for Multifamily are $400.00 per unit.

5.  Engineering Fees
